What is the role of real estate agents? What to expect off them and what not to?
There is always a confusion as to what extent your real estate agent would let you into the deal before closing it. But you should know that by advertising real estate an agent does not become its owner or a person holding power on the property. Any body can advertise real estate properties known to them. But then, you need to deal with the owner alone though an agent might help you contact the owner and negotiate with the owner.
Many times we also think, the real estate for sale and its price are decided more by the agent. Not really, an agent is not an assessor. He is not a person who has the capability to value the property and let you know the price. He is an intermediary and that is all! But in real estate advertising you could always find that they decide on the prices. You should ask for a recognized assessor to value the property.
Finally, there are many instances when the real estate agent does a proxy business to rope in the gap between the know price levels of the sellers and the buyers. If you want to avoid such things, you should ensure that you look up the real estate directory and identify only those real estate agents who are authorized to do the business.
